DOMESTIC ELECTRICAL INSPECTION & TESTING, FLINTSHIRE
During Inspecting & Testing we carry out a full electrical check of your property in order to give it an ‘MoT’ test for want of a better description. As the title suggests this covers inspecting the fixed installation and testing the circuits in order to produce a report which will either say everything is ok and compliant with current regulations or highlight any problems there may be. Following the test we can also provide details of any remedial work necessary to bring your installation back into a safe/compliant condition.
Testing is carried out every ten years or when you move house. If you are looking at a property purchase then having an inspection prior to exchanging contracts gives you a good insight into the standard of the installation and can help you in deciding if the asking price is fair, taking in to account any works that may be required to bring the installation up to current regulation standards.
There is currently no statutory obligation on landlords or agents to have professional checks carried out on the electrical system or appliances in their rental properties in Wales. In England, since 01/07/2020, this is now a legal requirement for new tenancies.
Under Common Law and various statutory regulations there is an obligation to ensure that all electrical equipment is safe to use. Having an inspection carried out at either five years or change of tenant (whichever occurs sooner) will assist with complying with these regulations.
HOMEBUYER
We offer periodic electrical inspection and testing in which we carry out a full electrical test either prior to or soon after your property purchase. Following this you will receive a computer generated Electrical Installation Condition Report which will highlight any electrical problems or issues there may be. We can also provide details of any remedial work necessary to bring things back into a safe & compliant condition.
Testing is usually carried out every ten years or when you move house and gives you complete peace of mind regarding the electrical safety of your new home.
LANDLORD COMPLIANCE
It is important to ensure that all electrical appliances and fittings within the property you rent out are safe and in good working order.
There is no statutory obligation on landlords or agents to have professional checks carried out on the electrical system or appliances. However, under Common Law and various statutory regulations: The Landlord and Tenant Act 1985, The Housing Act 2004, The Electrical Equipment (Safety) Regulations 1994 and the Plugs and Sockets etc. (Safety) Regulations 1994, both of which come under the Consumer Protection Act 1987, there is an obligation to ensure that all electrical equipment is safe.
